Multifamily Investment Criteria

 

Mascia Development, LLC is currently seeking opportunities to acquire, reposition, or develop multifamily assets in the Northeast.

Mascia Development targets existing, cash-flowing mid-size assets: multi-family or mixed-use buildings with greater than 30 units, but less than 250 units. Potential transactions for the Company may include single asset or portfolio acquisitions. In addition to fee simple real estate, we are willing to purchase mortgages under certain circumstances.

AREA OF FOCUS

We commonly seek projects in urban areas of the Northeast that offer the potential to build long term value. Our primary areas of focus are the New York City, Albany, Rochester, Syracuse, Buffalo, Utica, and Ithaca markets. We will also consider potential acquisitions in areas adjacent to these Cities. Properties located elsewhere in Northeast will be considered on a case-by-case basis.

TRANSACTION SIZE

The preferred transaction size for existing assets $2.5 million to $30 million. All of our acquisitions demonstrate positive, existing cash flow at the time of investment with an upside in lease-up. The preferred transaction size for development is site dependent.
