The success of our developments is dictated by the depth of our in-house construction management capabilities. This translates to a more integrated and efficient development process. Mascia Development’s experienced team brings a knowledgeable perspective to every project, discerning opportunities to streamline production, accelerate schedules, improve constructability, and enhance overall building quality. Our construction management team actively monitors the process from bidding to punch-out: Pre-Construction Project Analysis Our construction management begins with the development of a comprehensive project plan. This includes a description of the project framework and process for assembling the right team of design and construction consultants and contractors required to bring a project from the conceptual design phase to tenant move-in and close-out. We conduct pre-construction meetings, maintaining focus on long-lead priorities, seeking to forecast potentially disruptive surprises early in the development phase to limit delays in construction and the expense of on-site changes. These pre-construction meetings also involve Charrettes, overseen by our team’s two LEED-Accredited Professionals, to discuss the project’s sustainability and efficiency goals. Project Supervision During construction, the project’s construction manager is regularly onsite, providing an attention to detail on construction quality, as well as job site safety and environmental practices. Having experienced personnel on-site allows us to make necessary modifications and changes that could otherwise delay work or, worse, degrade the building’s quality and value if managed poorly. The construction manager also handles regulatory and permit compliance coordination and provides daily oversight on the construction and budget, completing all punch lists and administering ongoing quality-control procedures. Building Start-Up and Occupancy The transition from construction to occupancy is often neglected, and our construction management team coordinates with our marketing, property management, and leasing team to ensure a seamless transition to the building’s new occupants. Many of our renovation projects also involve tenants remaining within the property, a situation that must be handled with care. Our construction managers are proactive in communicating with all residents regarding the work taking place, coordinating access when necessary, and receiving and responding to questions or comments from residents. |
